New legislation introduced in December 2007 means all domestic properties placed on the market must have HIPs ( Home Information Packs ) including EPCs ( Energy Performance Certificates ).
The Home Information Pack ( HIP ) is a document containing approximately 50 pages. It can be printed out or kept on an electronic document. It must contain the following: -
- An index of contents
- An Energy Performance Certificate (EPC)
- A Sale Statement (summary of points of sale)
- Evidence of title
- Land and Drainage Searches
- A copy of lease where appropriate
Our HIPs contain all of these official documents.
If you are selling a property in England and Wales - as of 14th December 2007, all properties require HIPs to be marketted by Estate Agents or privately.
Regradless of its age or number of bedrooms you are legally required to provide a HIP.
The Energy Performance Certificate (EPC) is an energy audit for your home, detailing how energy efficient your home is and recommendations for improving you home's efficiency.
